Marus İncek Residences

The Gölbaşı Villa Compound Project is a residential development located on a 12,000 m² plot in the Gölbaşı district of Ankara. The relationship between each villa and its private landscaped area is resolved on a single level. Key factors influencing the design include the internal vehicular and pedestrian circulation within the site, as well as the positioning and spacing between the residences. In addition to everyday living spaces such as the living room, bedrooms, kitchen, bathroom, and parking areas, spaces dedicated to personal hobbies—such as areas for entertainment, relaxation, and work—have played a significant role in the villa layout. A generous front garden setback enhances the connection between indoor living areas and the outdoor space, reinforcing the relationship between interior and exterior design.

The most defining feature of the Marus İncek Mansions project is that each villa is designed to function entirely on a single level. Another key aspect is the spacious garden, offering living spaces in close connection with nature. The floor plan prioritizes direct access from each room to the garden—one of the main principles guiding the design process. In this context, garden and terrace usage is maximized to support outdoor living activities. The villa units are positioned in accordance with the site's natural elevation, aiming to optimize excavation and fill volumes as much as possible. While massing strategies create variation in outdoor spaces and natural shading, the façade design considers solar orientation and indoor comfort.

In addition to accommodating daily functions, the project aims to reinterpret the concept of home by offering spaces that support diverse activities and promote a healthy, well-lit, and comfortable living environment. The design of the residences places particular emphasis on enhancing interior spatial quality. In doing so, the project not only encourages the development of the surrounding area but also addresses key factors such as environmental sustainability and the creation of healthy living spaces.
