Pendik Residential + Commercial Project
Taking into account the demands and needs of the project area, 44 residential blocks have been designed in various sizes and layouts. Similarly, diverse solutions in terms of types and sizes have been developed for the offices and retail units within the commercial block, effectively addressing the region’s requirements. Located in Pendik, Istanbul—near the Tavşantepe metro station exit—the Kiler GYO Pendik mixed-use project sits at one of the busiest points along the D100 highway, a major transportation axis.
At the outset of the design process for a project to be developed in such a prominent location, key guiding principles included not only providing commercial spaces that meet the diverse needs of urban residents but also conceptually creating public spaces that encourage residents to move “with” the environment rather than “despite” it. Most importantly, the design aimed to incorporate a publicly accessible plaza where city dwellers can pause, gather, and engage within their daily routines.

In line with these principles, the project adopts a design approach that prioritizes easy access and encourages entry into the building, establishing a defining public space for the city. This has resulted in the creation of permeable, fragmented volumes that allow free circulation, while terracing elements—designed to avoid adding visual heaviness—complement the overall architectural composition.



The plazas between the blocks encourage social interaction and gathering, while green spaces at varying levels—such as amphitheater-style steps and grassy mounds—provide residents with areas for relaxation, conversation, and play with children.
